Louis Capano III serves as Chief Executive Officer of Capano Management, directing the strategic vision and operations of the organization across real estate acquisition, asset management, development, construction, capital deployment and portfolio performance. As a hands-on executive, he leads day-to-day operations while setting long-term growth strategy, with a deliberate focus on expanding Capano’s portfolio of high-performing assets.
Since assuming leadership in 2000, Louis has guided the organization through a period of unprecedented growth, transforming Capano Management into one of the Mid-Atlantic’s premier real estate development and property management organizations. Today, Capano Management commands over $3.5 billion in assets under management across its expanding portfolio, including a stabilized residential platform of 8,000+ multifamily units across 45+ properties throughout Delaware, Pennsylvania, Maryland, Florida, and expanding urban markets such as Baltimore and Rittenhouse Square in Center City Philadelphia. Supported by 3 million+ square feet of office and retail commercial assets and a national organization of more than 500 employees under his leadership, Capano continues to execute on a strategy centered on best-in-class, design-forward residential communities and disciplined long-term investment returns.
Louis is also deeply committed to philanthropy and community investment. Through The Louis Capano Foundation’s charitable initiatives, the organization has contributed more than $7 million to local nonprofit organizations, with a primary focus on youth health-based causes in Delaware, alongside sustained community outreach across Capano’s operating markets.
He currently serves on the Board of Trustees for The Baldwin School in Bryn Mawr, Pennsylvania, and holds a Bachelor of Science degree from Babson College.
Bill is an accomplished commercial real estate executive, relying on over thirty years of experience in the commercial construction, property management, and land development industries to consistently deliver on the vision of Capano Management ownership.
Responsible throughout the life cycle of every new and existing project, Bill provides determined, supportive leadership to his team of 14 direct reports, the balance of the Capano executive team, and third party partners such as lenders, design teams, local municipalities, and state agencies. Bill guides and connects these teams through the successful acquisition, design, financing, construction, management, and redevelopment as required, of an extensive existing and growing portfolio.
Utilizing a holistic approach to the development of Class-A real estate, and working directly with ownership, Bill drives the company’s corporate strategy to deliver sustainable, innovative, and proven models of successful CRE developments. Under his continuing stewardship, Capano Management is well-positioned to continue to thrive.
Bill graduated Summa Cum Laude from Lehigh University with a Bachelor of Science in Electrical Engineering.
Andrew Michal serves as Capano Management’s Chief Financial Officer, bringing more than 30 years of experience advising C-suite executives, boards, and ownership groups on financial strategy, capital markets, and enterprise risk management. He is responsible for the company’s financial leadership across accounting, tax, treasury, capital structure, risk management, internal controls, and strategic planning for Capano’s diversified portfolio of commercial, residential, and development assets.
Working closely with ownership and the executive team, Andy provides disciplined, forward-looking financial oversight across the full investment lifecycle—from acquisition underwriting and capitalization, through development, stabilization, and ongoing operations, to refinancing and disposition. He partners extensively with operating teams, lenders, auditors, legal counsel, and investors to ensure strong governance, transparent reporting, and scalable financial processes that support Capano Management’s continued growth.
Prior to joining Capano Management, Andy spent over three decades in public accounting at KPMG LLP (previously at Arthur Andersen LLP), most recently as a Senior Partner in the KPMG’s Philadelphia office. In that role, he led large, multi-disciplinary teams advising public and private real estate companies, global investment funds, and high-growth platforms on complex transactions including IPOs, REIT formations, fund launches, recapitalizations, and M&A. He is widely recognized for strengthening financial governance, enhancing investor confidence, and guiding organizations through transformational change in highly regulated environments.
Andy is a licensed CPA and holds a Bachelor of Science in Accounting, with honors, from Lehigh University. He remains actively engaged in board and community leadership and serves as an adjunct professor at Villanova University.
Rich joined Capano Management in 2022 as General Counsel, where he participates, from the legal perspective, in the company’s acquisition, disposition, development, leasing, management, financing and investment management processes, and oversees the activities of the various outside counsel used by the company.
Prior to joining Capano Management, Rich was a member of the real estate departments at Cozen O’Connor and Wolf Block and served as a Senior Assistant City Solicitor for the City of Wilmington, Delaware. He graduated from the University of Delaware in 1998 with a Bachelor of Arts in Political Science and Philosophy and received his Juris Doctor in 2001 from the University of North Carolina at Chapel Hill.
Rich is a member of the Board of Directors of Housing Alliance Delaware and formerly served on the Board of Directors for the Wilmington Parking Authority.
Amanda serves as Chief Human Resources Officer for Capano Management, where she leads the company’s people strategy across talent management, employee relations, benefits and total rewards, compliance, leadership development, culture, and the overall employee experience.
As Capano’s first dedicated HR executive in the company’s history, Amanda has built and scaled the HR function from the ground up. She has established enterprise-wide HR infrastructure, modernized policies and systems, strengthened multi-state compliance, enhanced benefits and employee engagement programs, and positioned HR as a strategic business partner across the organization’s diverse portfolio of businesses.
Amanda works closely with ownership and executive leadership to support organizational growth, strengthen culture, mitigate risk, and drive business performance through people-focused strategies.
In recognition of her impact at Capano, Amanda was named a 2024 finalist for the Delaware Valley HR Person of the Year, honoring HR leaders who demonstrate exceptional strategic leadership, innovation, executive influence, and meaningful contributions to organizational performance and culture.
Prior to joining Capano, Amanda served in HR leadership roles within a global software organization, supporting executives and teams across multiple countries. She brings more than 18 years of progressive human resources experience.
Amanda holds a Bachelor of Science in Legal Studies from Saint Joseph’s University and earned her Professional Human Resource Management Certification from Villanova University. She is an active member of the Society for Human Resource Management’s Executive Network.
As Director of Residential, Christie shapes the vision and strategic direction of Capano Residential, guiding a team of more than 185 professionals and overseeing a portfolio exceeding 8,000 units. She leads every dimension of the residential platform—from concept and design through lease-up and long-term operations—ensuring each community reflects Capano’s commitment to innovation, quality, and enduring value. Her ability to anticipate market shifts years in advance has consistently positioned Capano at the forefront of residential development and management in the region.
With nearly 5,000 new development units delivered under her leadership, Christie has established a reputation for transforming buildings into thriving communities. Her integrated approach aligns construction, design, and operations to achieve rapid stabilization, routinely reaching full occupancy within 30 days of opening. By maintaining close collaboration across disciplines, she ensures that every decision—structural, aesthetic, or operational—supports both resident experience and long-term asset performance.
Grounded in her background in psychology from the University of Delaware, Christie brings a deeply human perspective to development. She believes exceptional residential communities are built not just through design, but through empathy, insight, and intentional connection. This resident-first philosophy—the defining element of her leadership—drives Capano Residential’s sustained high occupancy, low delinquency, and strong resident loyalty. Through honest engagement and thoughtful innovation, Christie continues to redefine what it means to create places people are proud to call home.
Mike joined Capano Management in 2023 as Senior Director of Commercial Properties. He and his team are responsible for managing daily operations of the company’s office and retail commercial assets totaling over 3MM square feet.
Prior to joining Capano Management, Mike spent over 19 years at The Buccini/Pollin Group, one of the largest private office landlords in the Mid-Atlantic region. While at BPG, Mike held various roles, most recently as Senior Vice President of asset management. He was involved in all aspects of the company’s 5MM+ square feet of commercial investments, including acquisition, underwriting, financing, leasing, property management, and disposition.
Prior to joining BPG, Mike was an analyst in the Washington DC office of Studley, Inc. (acquired by Savills US), a tenant-focused commercial brokerage firm. He received a Bachelor of Arts degree, majoring in Mathematics, from Swarthmore College, and is a licensed salesperson in Delaware.
As Vice President of LC Homes, Pat brings decades of comprehensive homebuilding expertise across a wide range of disciplines. He is accountable for the end-to-end success of the department from operation execution and financial performance to team leadership, customer satisfaction, and compliance with safety and quality standards.
Under Pat’s strategic leadership since 2013, LC Homes has significantly scaled its operations, having now constructed over 1,200 homes with total transactions exceeding $450 million. This growth has earned LC Homes numerous prestigious spots on Builder Magazine’s annual “America’s Biggest Builders” list.
Pat’s approach is defined by a unique “blended knowledge” of the industry. His career includes extensive experience with both major national homebuilders and agile private firms, having previously held positions with: Ryan Homes, NV Homes, Cornerstone Homes, Gemcraft Homes and K. Hovnanian Homes.
This background allows Pat to integrate the rigorous operational standards of national builders with the flexible, person-to-person service model of private organizations.
A dedicated advocate for industry standards and professional excellence, Pat has been an active member of the National Association of Home Builders (NAHB) and its Delaware Chapter (HBADE) since 2013.
As Chief Marketing Officer, Zachary Busby leads brand strategy and corporate communications across all divisions of Capano Management, including homebuilding, residential, commercial, hospitality, and corporate initiatives.
Zachary oversees the in-house creative and communications team while collaborating with some of the nation’s top creative and design firms. Capano’s marketing is defined by its unique presentation—deliberately distinct from the conventional corporate real estate approach. Rather than relying on standard industry templates, his team develops singular, thoughtful, and enduring advertising that elevates each asset and strengthens long-term brand identity.
In addition to leading marketing strategy, Zachary plays an active role in hospitality renovation and repositioning initiatives, helping restore and modernize iconic assets while preserving their cultural relevance. His work includes the revitalization of the legacy Charcoal Pit brand and the Main Line staple 333 Belrose Bar & Grill—reintroducing each as a contemporary homage to its legacy while elevating design, branding, and guest experience.
His creative leadership supports a diversified portfolio that includes more than 8,000 stabilized multifamily residences across 45+ properties in Delaware, Florida, Maryland, and Pennsylvania, over 3 million square feet of commercial retail space and assets under management exceeding $3 billion.
With more than 15 years of experience in marketing and communications strategy, Zachary brings disciplined leadership and creative direction to a diversified real estate platform operating at institutional scale.
Zachary holds a Bachelor of Arts degree in Corporate Communication from Elon University in North Carolina.
Dave oversees the technology environment within Capano Management- partnering with the executive team to create and maintain an updated and secure network that suits the needs of a diverse and growing company. He ensures Capano’s technology portfolio is current and accountable as well as consistently delivering end-user support to all employees with efficiency and kindness.
Dave brings 25 years of experience in the IT industry, most recently serving as a Regional IT Manager for Gannett Inc. for 21 years.
Dave earned his Bachelor of Arts degree in Literature from Eckerd College in Florida.
Morgan is the executive assistant to both the CEO and Board Chair of Capano Management, acting as liaison and point of contact for the executive staff and clients. In addition to those duties, Morgan serves as Project Coordinator- managing both design and construction projects in support of all Capano business units.
Her day-to-day responsibilities vary from project management across all departments, design, finalizing property closings, securing due diligence items and documents and new acquisitions. She coordinates the company’s goodwill outreach, such as spearheading Capano Management’s Hometown Heroes program – an initiative that donated over 2,000 meals to scores of Delaware first responders, as well as teams in emergency departments and ICU departments during the COVID-19 pandemic.
Morgan earned a Bachelor of Science in Textile, Fashion Merchandising and Design with a minor in Communication from at the University of Rhode Island.
As Controller at Capano Management, Bennett is responsible for overseeing the company’s financial operations, reporting and systems. Bringing 8 years of real estate accounting experience, Bennett joined Capano Management as a senior accountant in 2017.
Bennett earned his Bachelor’s degree in Accounting and Associates degree in Computer Science from The University of Pittsburgh and his Master of Science in Information Systems from Pennsylvania State University.
Justin Hensley leads the planning, execution, and delivery of Capano’s residential and multifamily development portfolio. With nearly two decades of experience spanning real estate sales, construction, and land development, he brings a uniquely comprehensive perspective to large-scale project delivery.
Justin oversees development activities from acquisition and entitlement through construction execution and close-out, maintaining direct involvement as projects advance in the field. He is currently responsible for approximately $250MM in land-development activity across more than 20 job sites statewide, ensuring projects remain on schedule, within budget, and aligned with long-term asset value.
Earlier in his career, Justin built a proven foundation in residential real estate sales, closing approximately $100MM in home sales between 2006 and 2013. He later expanded into hands-on construction and development work, gaining experience across multiple construction trades, custom coastal homebuilding, and residential renovation and investment projects. This blend of sales, construction, and development experience informs his leadership approach and strengthens execution at every stage of the development process.
In his free time, Justin tours professionally competing in the American Cornhole League and is frequently ranked amongst the nation’s top players.
Adriano joined the Capano Management Team in March 2026 after 25 years of industry experience delivering value across brokerage, acquisitions, development and asset/property management. He began his career in brokerage with CBRE before transitioning into sourcing acquisition and development opportunities for prominent private development companies in the Mid-Atlantic Region. He is recognized for cultivating high-value relationships and strategic partnerships while consistently driving successful project outcomes across ground-up developments and adaptive-reuse initiatives.
Adriano is a graduate of LaSalle University and holds a current Pennsylvania Real Estate Brokerage License.
Finding the premier concepts and best-fit retail tenants for Capano Management’s shopping centers is Madison’s priority. He oversees leasing for retail locations from Wilmington to Rehoboth and throughout Maryland. Since joining Capano in 2016, Madison has secured leases for more than 1,128,433 square feet of retail, pad, and office space, including more than 100,000 square feet in 2025 alone.
His focus on curating the right tenant mix plays a key role in the long-term success of each property. Building strong relationships with tenants, brokers, and their representatives remains central to his approach, along with understanding tenant needs and working closely with departments across the organization. Madison is known for his collaborative approach and strong working relationships throughout Capano, helping align leasing strategy with broader operational and development goals.
Over his 10 years with Capano, Madison has built a strong reputation both within the organization and throughout the commercial real estate community, consistently representing the company in a positive and professional light.
Madison also maintains a deep network within the marketplace. He is a longtime member of the International Council of Shopping Centers (ICSC) and a member of the Delaware Commercial Industrial Real Estate Council (CIRC) and established The Developers Networking Group in 2015. He has been a licensed real estate agent in Delaware for 20+ years and has practiced real estate in Pennsylvania for more than 35 years.
Sean brings more than 35 years of home building experience to Capano Management/LC Homes. Sean’s unique blend of building experience and management skills in every aspect of the individual and multi-home building process provide LC Homes with invaluable project insights. This includes overseeing development of all activities related to pre-housing tasks, construction phase spec management, architectural plan review, and pricing negotiations with contractors. Sean currently manages more than 75 contractors, who provide essential building services as part of his work with LC Homes.
Prior to joining the Capano Management team, Sean worked with Gemcraft Homes in a variety of leadership roles, Cardinal Home Improvement, and Harbor Homes Inc.
Ross is an accomplished chef and hospitality professional with more than 25 years of experience. He has traveled the world while working for notable restaurants including Jardin De Sens in Montpellier, France, The Tannin Level in Harrogate, England, Almond in New York’s tony Hamptons, The Wine Spectator Restaurant in California’s Napa Valley and Django, Philadelphia’s famed BYOB.
He joined the Capano Management team in 2011 as the Executive Chef of Columbus Inn, where in short time he and his team successfully returned the stalled landmark to its former iconic status.
As Director of Restaurant Operations, Ross utilizes his years of management experience and broad culinary acumen to oversee all locations. With an eye on the future, Ross actively searches opportunities for Capano Management to expand its restaurant and catering footprint as the company continues to share its unique brand of warm, fun and accessible hospitality.
Ross studied at the Culinary Institute of America located in Hyde Park, NY where he earned multiple awards and scholarships, as well as a bachelor’s degree in Hospitality Management.
Michelle Nevins brings a strong background in corporate finance and financial reporting to the team, earning her Bachelor of Science in Accounting from the University of Delaware. Her 15 years of experience in the real estate industry includes senior accounting positions at Reybold Group, Pettinaro Management and Buccini Pollin Group. She specializes in implementing effective financial controls and optimizing accounting processes to ensure accuracy and compliance. Her accomplishments include streamlining the month-end close process and leading cross-functional teams to achieve organizational financial goals.
Kareem oversees the totality of Capano Management Payables for both Residential and Commercial properties. As the Accounts Payable Manager, Kareem brings over 20 years of Accounting experience to his position. He plans and manages the AP activities within the accounting as well as providing positive leadership to his team of 4 direct reports. He also provides guidance in all aspects to the accounts payable team, including recruiting and training.
Prior to joining Capano Management, Kareem gained his experience in the Banking, Printing, Manufacturing & Government industries.
Kareem earned his Bachelor of Science in Accounting from Delaware State University.
Diane oversees daily operations for the Capano rental communities, which includes managing a portfolio comprised of over 6,000 rental units in the Delaware, Maryland, Pennsylvania and Florida markets. She brings over two decades of experience in property management and leadership in the multifamily industry.
Diane has worked in conjunction with the executive team to drive performance at the property level and provides strategic support to her team. She also works closely with human resources in the development and implementation of new policies and procedures, as well as hiring and training programs.
Prior experience includes work with student housing, homeowners associations and a former real estate license holder with the New Castle County Board of Realtors. Diane is a Notary Public and actively involved with the Delaware Apartment Association and IREM (Institute of Real Estate Management). She currently serves as a Board Member on a Condominium Owners Association.
Jessica oversees the daily operations for Capano rental communities in Central & Southern Delaware and the Maryland Regions. During her employment, she has been instrumental in the success of new construction multi-family lease-ups.
Jessica provides support in all aspects to the property management team including recruiting and training while maintaining optimum operational performance in her region. She works closely with executives to ensure compliance with company standards, as well as implementing new policies and procedures.
A member of the Capano Residential team since 2005, Jessica was awarded the “Best of Delaware Leasing Professional of the Year Award”, and holds a degree from Wilmington University with a Bachelor of Science.
Jennifer oversees the daily operations of the Florida Region apartment communities including Vero Beach, Coral Springs, and Jensen Beach.
Jennifer has worked in the Property Management field since 1990- including leasing as a Multi-Site Manager for large REITS in Tennessee and several markets in Florida.
Previous to working for Capano, she produced and oversaw the marketing and operations of a large-scale printing and graphics company focusing on apartment brochure packages throughout the country. Prior to her multi-family experience, Jennifer served six years in the USAF and ANG and is a proud United States Veteran.
Jennifer has been a dedicated professional in the multifamily housing industry since 2007 and a member of the Capano Residential team since 2009. She began her career as a Leasing Agent and quickly advanced to Property Manager in 2011, successfully leading the largest property in Capano’s portfolio for several years.
As Regional Manager for Capano Residential communities, Jennifer oversees operations across Northern Delaware and Pennsylvania. She provides leadership and support to on-site teams, focusing on optimizing performance, ensuring policy compliance, and enhancing both leasing and resident retention efforts. Jennifer plays a key role in recruiting and training and is committed to maintaining high standards across all properties under her supervision.
Her deep industry knowledge, hands-on experience, and passion for property management continue to drive the success and growth of Capano’s residential division.
Lindsey brings more than 13 years of experience in the property management industry, with a strong concentration in student housing. Throughout her career, she has held roles ranging from Leasing Agent to Regional Manager, providing her with a comprehensive understanding of property operations, team leadership, and asset performance.
Her background also includes four years focused on acquisitions, where she worked closely with banks and asset managers during property transitions, further strengthening her expertise in operational strategy and portfolio performance.
In addition to her professional work, Lindsey is the founder of The Gomer Project, a nonprofit organization dedicated to outreach, restoration, and community support for women.
As Director of Social Marketing and Public Relations, Stephen Geer spearheads digital branding and communications for Capano Management. He oversees social media marketing, content strategy, media buying, and public relations efforts across the company’s diverse lines of business.
Stephen brings a creative mindset and strong background in conceptualizing and executing marketing campaigns that resonate with audiences and drive engagement. His specialties include managing brand operations on multiple social platforms, developing compelling content through writing, photography and graphic design, and leveraging analytics to optimize strategy.
Stephen brings 7 years of digital media marketing experience to Capano Management, having earned his Bachelor of Arts in English Writing from West Chester University.
Andrea Connolly serves as General Manager of Branmar Wine & Spirits and Dove Run Wine & Spirits, bringing strategic leadership, operational acumen, and a strong commitment to excellence to both businesses. In her dual role, Andrea oversees all facets of operations, including inventory management, staff leadership, vendor relationships, customer experience, regulatory compliance, and growth strategy.
With a results-driven approach, Andrea has guided both Branmar and Dove Run through periods of expansion and market change, instilling a culture of accountability, continuous improvement, and high standards. She works closely with her teams at each location to ensure consistency in service, efficient logistics, and a welcoming retail environment.
Andrea is adept at building relationships throughout the supply chain—from distributors and suppliers to local community partners—and balances commercial goals with customer satisfaction. Her leadership style emphasizes mentorship, clear communication, and operational transparency, helping her teams perform at their best.
Izzy serves as General Manager of the Henlopen Hotel in Rehoboth Beach, Delaware, where he oversees operations, strategic direction, and the overall guest experience. Having grown up in the hotel industry, Izzy brings a deep, hands-on understanding of hospitality to his leadership approach. He manages daily hotel performance while guiding long-term growth initiatives and key partnerships.
Under his leadership, the Henlopen has advanced service standards, strengthened operational efficiency, and enhanced its brand presence. Izzy works closely with department leaders to ensure every guest experience reflects the hotel’s commitment to excellence and authentic coastal character.
