Louis Capano Sr. founded Capano Management in 1947. Originally, the business primarily developed and built single family homes in Delaware, and upon the success and reputation Capano garnered in constructing new homes, expanded into the purchase and development of commercial retail and office assets. Fast forward to the year 2000 and the third generation of the Capano family — Louis Capano III, Louis Capano Sr.’s grandson — accelerated the business’s commercial real estate division.
Now, 77 years since its inception, Capano Management is a pioneer in the commercial real estate space. Today, the business manages more than 3 million square feet of office and retail commercial assets — over 2 million of which have been added under Louis Capano III’s leadership.
One of the main tenets of Louis Capano III’s business strategy has been to acquire new land outside of the state of Delaware. Most recently, Capano Management planted commercial roots in Maryland with the development of two upscale shopping centers: Coast Square in Berlin, MD and Somerset Crossing in Princess Anne, MD.
In addition, Capano Management is in the process of upgrading their tenured commercial assets. Branmar Plaza, which sits on over 150,000 square feet in Wilmington, DE, is one such asset undergoing extensive enhancements to give the vibrant community center a modern, 21st century aesthetic.

in Wilmington, DE, exemplifies how Capano Management approaches the build out of modern workplaces — made with high-quality, durable materials, their new, upscale commercial office spaces are designed to attract businesses such as current tenants Certara and Bank of America, that aim to provide employees with a contemporary work space built to support the company’s ecosystem.
In 2019, Capano Management acquired a 115,000-square-foot former Comcast call center near Wilmington and transformed the space into a 600-student charter school. Reimagining an empty call center with wide open spaces as a functioning school was no small feat — but through creativity and meticulous execution, the Academia Antonia Alonso Spanish-Immersion Charter School, opened its doors to students in time for the 2022-23 school year.
Louis Capano III’s goal, with each commercial venture, is to build carefully crafted, high-end assets that anchor communities, now and in the years to come.
