Louis Capano III serves as Chief Executive Officer of Capano Management, directing the strategic vision and operations of the organization across real estate acquisition, asset management, development, construction, capital deployment and portfolio performance. As a hands-on executive, he leads day-to-day operations while setting long-term growth strategy, with a deliberate focus on expanding Capano’s portfolio of high-performing assets.
Since assuming leadership in 2000, Louis has guided the organization through a period of unprecedented growth, transforming Capano Management into one of the Mid-Atlantic’s premier real estate development and property management organizations. Today, Capano Management commands over $3.5 billion in assets under management across its expanding portfolio, including a stabilized residential platform of 8,000+ multifamily units across 45+ properties throughout Delaware, Pennsylvania, Maryland, Florida, and expanding urban markets such as Baltimore and Rittenhouse Square in Center City Philadelphia. Supported by 3 million+ square feet of office and retail commercial assets and a national organization of more than 500 employees under his leadership, Capano continues to execute on a strategy centered on best-in-class, design-forward residential communities and disciplined long-term investment returns.
Louis is also deeply committed to philanthropy and community investment. Through The Louis Capano Foundation’s charitable initiatives, the organization has contributed more than $7 million to local nonprofit organizations, with a primary focus on youth health-based causes in Delaware, alongside sustained community outreach across Capano’s operating markets.
He currently serves on the Board of Trustees for The Baldwin School in Bryn Mawr, Pennsylvania, and holds a Bachelor of Science degree from Babson College.
